Terms and Conditions

Rates:  Published rates are based on standard occupancy and do not include the 12.5% lodging tax.

*  There is a non-refundable $100.00 administration fee charged for each rental reservation.

*  Higher Rates may apply during Festivals, Holidays and Special Events.

Deposit:  There is a 50% deposit required for all stays.

* Final payments on all Monthly Rentals, Festival, Holiday or Event dates are due 60 days prior to Check-In.  Reservations that are booked inside 60 days from arrival are charged full and final payment at time of booking.

Insurance Fee: We charge $45 for the purchase of an insurance policy that covers damages that may occur up to $3,000.00.  

Payment:  We accept Visa, Master Card with a 3% service fee and certified funds for deposits.  Upon arrival we accept credit card, cash or certified funds.   There are no refunds for early departures.

Housekeeping:  We respect your privacy we do not intrude with daily housekeeping.

Housekeeping is provided upon request at $25 per hour.

Concierge and Special Services:  Our staff provides concierge services to meet all your needs.

Contact our office for all excursion questions.

Please Bring your cell phone with you, as we do not provide landline phone service.

No Smoking:  Smoking is NOT permitted INDOORS of any of our properties.   Smoking is permitted outdoors only with respect to the property.   There is a minimum $200.00 cleaning fee for removing smoking odors and damages.

Minimum Stay:  Please contact Historic Key West Vacation Rentals for minimum stay requirements.

Check-In:  4:00 p.m., please contact our office in the days before your arrival...at times we may be able to accommodate earlier Check-Ins.

Check-Out:  Promptly by 11:00 a.m.

Late Arrival: If you are arriving after 4:00 p.m. please contact our office for late Check-In instructions.

Cleaning Fee: There is a minimum $300.00 cleaning fee applied to most rental stays.

Pet Policies:  Please ask...different properties have different policies.  Short-term rental pet fees are $25.00 per night per pet.  Long-term rental pet fees are $200.00 per month per pet.

Cancellation Policy:  There is a 30-day cancellation policy on all short-term rentals. There is a 60-day cancellation on all long-term monthly rentals, festivals, holidays and special events.

Cancellation Policy Fees:

Cancellation and Refunds for Short Term Rental:  Inside 60 day window prior to arrival, no refund, entire amount is forfeited. 61 days or more outside of cancel date:  Full Refund less $500 cancellation fee, upon written notice.

Cancellation and Refunds for Long Term Rental:  Inside 90 day window prior to arrival, no refund, entire amount is forfeited. 91 days or more outside of cancel date:  Full Refund less $500 cancellation fee, upon written notice.

There are NO-Refunds for early departure. If you need to modify your reservation,

change dates or properties, this reservation is subject to availability at the time

the change is requested and may result in rate changes and additional fees.

Guest Responsibilities:

The rental agreement specifies the number of adults and children allowed to stay as guests in the unit. If a number greater than the agreed upon number or ages occurs, you will be asked to leave with no refund. A guardian must accompany guests under the age of 21.

The guest signing the rental agreement assumes all responsibility for the actions and behavior of all guests and agrees to follow the rules of the property posted therein.

Our properties are in residential neighborhoods and are unsuitable for loud parties, events or entertaining groups. If behavior or noise results in a complaint or any violation set forth by The Key West City Ordinances, or any other violation of the rental agreement, a minimum charge of $100.00 will be assessed for a complaint...a second complaint, you will be asked to leave with no refunds given.

If guests lock themselves out of their unit and the office staff is called to open the unit, a $100 charge will be imposed.

* If keys are lost, there will be a $25 charge for each set of lost keys.
